Aren’t you trying to cut out the estate agent?

Not at all. We aren’t an agent. We are a house share company that rents properties from landlords directly or through an agent. It depends entirely if the landlord is looking for a fully managed or tenant find only let.

So who will be living in my house?

Our tenants are single working professionals from a range of employers – local to large blue chip companies. Sometimes we have a waiting list for rooms and sometimes we send our rooms out to tender. We conduct a vetting process, attracting only the best quality candidates for the rooms. We believe that the house dynamic is one of the most important things in a house share and we strive to protect this.

So you pay for all the ongoing maintenance?

Not all of the maintenance. As landlords, you are legally responsible for the fabric of the building. Please refer to the Landlord and Tenant Act 1985, Sections 11 -16 and the Housing Health and Safety Rating System (HHSRS) 2019 for your responsibilities as a landlord; just as you would with any other tenancy. We do, however, take care of the smaller bothersome maintenance tasks that landlords don’t have the time to manage, taking one more thing off their to do lists.

How will I never have voids from you?

Each month on the designated date, we will pay the pre-agreed market value price of your property, as determined at the beginning of the contract. If, for any reason, we aren’t at full capacity in the house – we take the hit. Our priority is to pay our landlords and utility bills first. It’s up to us to fill the rooms as that is the service we are offering.

Isn’t subletting illegal?

Subletting is illegal yes, if you have the wrong agreement in place. Once you use the correct agreement, then subletting is legal.

I’ve had a bad experience with a company before. Why are you different?

We are a family business with an invested interest in each property we take on. We take pride in the service we offer and give every contract the attention it deserves. What if my property is damaged?

In the unlikely event that your property suffers damages that remain upon handing the keys back to you; we will pay for the repairs. You also are covered up to £50,000 with the Deposit Replacement Insurance we take out.

What insurance policies do you have in place as a business?

We have Public Liability Insurance, Contents Insurance and Professional Indemnity.

What’s stopping me from doing this myself?

There’s nothing stopping you from doing this yourself. We have established solid relationships with the council, local employers, and with lettings agents in several areas. We have a network of reliable and efficient local tradespeople who understand the spec of the houses we take on. Our systematic approach enables a seamless transition from house to home. Not all properties work for our business model but we can certainly view your portfolio and assess what is viable for us to rent from you.

Creating a HMO sounds complicated?

It really isn’t, when you know what you’re doing. Luckily, we know exactly what we’re doing and we’re here to take the headaches away.
